房产销售中楼宇认购书的出现 ,为发展商迅速占领市场 ,快速筹集资金 ,争取并吸引住一部分潜在的买家 ,发挥了重要的作用。楼宇认购书既不是担保合同 ,也不是预约合同 ,而是一份房产订购合同 ,是一个独立的合同关系。
With the great development of real estate business in China, how to effectively protect the right of the seller and the buyer by means of the law becomes an issue, which arouses the attention of both businessmen and common consumers. The contract that formed before the formal real estate business has played an important role in the business. The legal character of contract is neither the guarantee contract, nor the pro-contract, but a special independent contract.
