摘要
台湾地区房地产市场具有较长的发展历史,形成了相对完善的市场体系和金融宏观调控体系。本文分析了台湾房地产市场的主要特征,总结了台湾房地产差别化调控政策与金融调控措施的主要内容,提出了优化我国大陆房地产金融调控的政策建议,包括坚持以金融政策调控促进房地产健康发展、注重金融政策与其他政策的协调、实施差别化房地产金融调控、加快建立多层次的房地产金融调控目标制、完善房地产金融调控的配套措施等。
The development history of Taiwan real estate market is comparatively long, and Taiwan has relatively perfect real estate market system and macro regulation system. Basing on analyzing the process of Taiwan real estate market, the paper investigates its main working characteristics, summarizes the differentiated regulation policies and prudent financial measures, and brings forward the inspirations for China's Mainland, such as persisting in promoting the development of real estate market system with the financial policies, paying more attention on the coordination of financial policies and other policies, implementing the difference real estate financial policies, building the target system and improving the complement of real estate financial regulation.
