摘要
采用实证分析的方法对广州6个有代表性的保障房社区进行问卷调查和访谈,比较了不同社区居民的物业管理满意度和管理模式的选择意愿。在此基础上,采用对数比率回归模型分析居民管理模式选择意愿的影响因素。研究发现,居民的家庭和个人特征、住房产权和现有管理模式效果对物业管理模式的选择意愿有显著影响。根据保障对象的特征和意愿,建议保障房社区采取政府主导的物业管理模式;在物业服务中应坚持关爱为本的服务理念,给社区居民尤其是重症、残疾等弱势群体提供更多的关心和服务;社区的物业管理应鼓励居民参与,使业委会的成立和运作在政府的有序引导和"物业管理咨询委员会"的监督下进行。
Based on questionnaire survey and interview in six typical security housing communities in Guangzhou, this essay analyzes residents' satisfaction evaluation on property management and their choice willingness of management mode in different security housing communities. On this basis, it uses lo- gistic regression model to study the influencing factors on resi- dents' choice willingness of property management mode. Re- search shows that the characteristic of households and individu- als, residents' housing ownership, real effect of current property management mode has significant effect on choice willingness. According to the characteristic and willingness of housing securi- ty objects, this essay proposes that government -leading proper- ty management mode should be adopted in security housing com- munity; "caring - oriented" service concept should be persisted in property services; plenary care and services should be provid- ed to community residents, especially to those severe, handi- capped vulnerable groups; residents should be encouraged to ac- tively participate in community property management; the owner committee of the security housing should be established and op- erated under the government guidance and property management advisory committee's supervision.
