摘要
分析居民住房支付能力的影响因素是制定合适政策、持续释放中低收入阶层住房需求、促进经济增长的前提,而中国区域间的显著差异为此提供了极好的数据平台。在两步骤分析框架下的实证检验表明:中国各省级区域的住房支付能力存在显著且持续扩大的差异;在具有显著影响的因素中,住房价格、贷款利率水平、家庭非住房消费比例与居民住房支付能力负相关,家庭收入、家庭储蓄、住房公积金缴存额与住房支付能力呈正相关。
Determinants of Housing Affordability Based on Regional Differences in ChinaIt is important to understand what factors are affecting housing affordability if we want to keep rapid economic growth based on expansion of demand of medium and low - income class. To achieve this object, regional differences in China provide a good dataset. Using a two -step method, we prove that there is an obvious and continuously expan- ding gap of housing affordability between regions in China. Housing prices, mortgage rate and non - housing expenditure are negatively correlated with housing affordability. Income, saving and public housing accumula- tion funds are positively correlated with housing affordability.
