摘要
房地产是人类赖以生存和生活的基础和载体,是我国当前宏观经济中的支柱产业。2012年全国"两会"上房地产话题再次成为热议焦点,其中房价成为连续三年"两会"热点。本文通过统计年鉴、湘潭市房地产管理局、国土资源局等官方网站以及收集调研资料得到相关数据,对影响房地产价格的因素进行分析。论文的研究以湖南湘潭市为对象,利用系统动力学理论对湘潭市房地产住宅价格的影响因素建立系统动力学模型。
The real estate is the basis of human survival and life, and is the pillar industry of the Chinese macro economy. In 2012, CPPCC national real estate topic became the focus of hot debate once again. This article analyzes the real estate price factors through the statistical yearbook, Xiangtan real estate administration, bureau of land and resources, and the official web site investigation. The research object is Xiangtan city and establishes the Xiangtan house prices system dynamics model based on the dynamics theory.
