摘要
辽宁中部城市群是我国重要的城镇密集区,近年来一体化进程明显加快,为区域房地产业发展提供了新的增长空间。作为国民经济重要载体的房地产业,是否具有一体化的发展趋势,体现了民众对城市群一体化发展的认同程度。在总结辽宁中部城市群一体化发展条件的基础上,对城市群房地产业发展数据进行统计分析,认为辽宁中部城市群房地产业发展的联动效应明显,沈阳以其核心地位,对周边城市的房地产业发展具有强大的辐射和拉动作用;随着沈抚、沈铁、沈本等城市同城化建设,各地方城市之间房地产开发与交易量逐渐增多,城市群的房地产业存在同城化趋势、联动趋势和慢牛趋势。
The central Liaoning urban agglomeration is one of the important urban compact districts in our country. In recent years, the evident increasing integration process is providing new room for the development of regional real estate. Whether the real estate industry, as an important carrier of national economy, has the trend of integration shows the degree of public acceptance of the. urban agglomeration integration. On the basis of summarizing the development condition of integration in central Liaoning urban agglomeration, the analysis of the development of real estate industry shows that the linkage effect of real estate in central Liaoning urban agglomeration is obvious and effective. That is to say, Shenyang, as the center of Liaoning urban agglomeration, could strongly promote the real estates industry of the surrounding cities. With construction of urban cohesion in Shenfu and Shentie, the exploitation and transaction of real estate gradually increase. What is more, the real estate of the whole urban agglomeration, except that of Yingkou, shows the trend of integrated development.
