摘要
通过理论探讨及文献研究,建立了与房地产泡沫有关的的四个关键因素,土地价格、房价虚涨、房地产投资和房屋空置率与房地产泡沫的关系路径分析模型,并通过30个省市的相关数据进行了统计分析,检验该模型.研究结果表明:各活动要素的影响强度存在着一定的差异,土地价格和房屋空置率对房地产泡沫的影响最大,房价虚涨和房地产投资泡沫对于房地产泡沫的直接影响不是很显著,但是可以通过土地价格泡沫和房屋空置率泡沫等其他变量间接地发挥显著作用.指出了局限性.
The path analysis model of relationship between land price, house price, investment in real estate and vacancy rate of building is established through the discuss and research of literature. The model is tested by statistical analysis using the data of thirty cities. The result of the research indicates that strength of impact of the factors has differences. Land price and vacancy rate of building affect the foam of real estate mostly. The direct affect the foam of real estate form house price and investment in real estate is not significant, but can work indirectly through Land price and vacancy rate of building. Point out the limitation.
