新型流通业态城市区位选择研究——基于条件Logistic模型的分析

摘要 伴随着现代流通业的快速发展,新型流通业态正在各大城市群和区域中心城市中蓬勃发展。本文以生鲜超市、连锁餐饮、无人零售、专业店、大型购物中心等新型流通业态为研究对象,使用空间分析法,探讨新型流通业态的区位分布演化规律,在此基础上使用条件Logistic逻辑回归模型对影响城市新型流通业态的区位分布因素进行计量分析,得出结论如下:新型流通业态空间分布整体呈现集聚态势;市场机制和政策导向共同影响新型流通业态的区位选择。基于此,应明确新型流通业态的选址需求,不同的流通业态在选址时要做到因地制宜;依托互联网优化流通企业选址规划,利用互联网数据驱动加速企业智慧化转型;打造流通业创新增长极,发挥流通空间集聚的经济潜力。 With the rapid development of modern circulation industry,new types of circulation formats are flourishing in major urban agglomerations and regional central cities.This article takes new circulation formats such as fresh supermarkets,chain catering,unmanned retail,professional stores,and large shopping centers as research objects.Using spatial analysis method,it explores the evolution law of the location distribution of new circulation formats.Based on this,a conditional logistic regression model is used to quantitatively analyze the factors affecting the location distribution of urban new circulation formats.The conclusions are as follows:The overall spatial distribution of new circulation formats shows a clustering trend;The market mechanism and policy orientation jointly influence the location selection of new circulation formats.Based on this,it is necessary to clarify the site selection requirements for new circulation formats,and different circulation formats should be selected according to local conditions;Rely on the Internet to optimize the location planning of circulation enterprises,and utilize Internet data to accelerate the intelligent transformation of enterprises;Create an innovative growth pole for the circulation industry and unleash the economic potential of spatial agglomeration in circulation.
