摘要
保障性租赁住房是破解大城市新市民、青年人等群体住房难题的突破口。以天津市为例,在实地调研的基础上,研究分析影响大城市青年人群体保障性租赁住房居住满意度的关键因素,以期为更好地发展保障性租赁住房提供政策参考。研究发现:天津市青年保障性租赁住房的满意度级别为“一般满意”,青年租赁住户对设施配置与服务、政策感知的满意度较高。针对青年租赁住户满意度较低的几个指标,应通过优选建筑材料、优化住房选址、适度开发较大面积住房、优化户型设计、合理定价以及加强社区治理等多方式提升城市青年对保障性租赁住房居住满意度。
Affordable rental housing is a breakthrough in solving the housing problems of new citizens,young people,and other groups in large cities.Taking Tianjin as an example,based on field research,this study analyzes the key factors that affect the satisfaction of young people with affordable rental housing in large cities,in order to provide a policy reference for better development of affordable rental housing.Research has found that the satisfaction level of youth affordable rental housing in Tianjin is“general satisfaction”,and young rental residents have a higher level of satisfaction with facility configuration,services,and policy perception.In response to several indicators of low satisfaction among young rental households,it is proposed to improve the living satisfaction of youth affordable rental housing in Tianjin through multiple methods such as optimizing building materials,optimizing housing site selection,moderately developing larger housing areas,optimizing unit design,reasonable pricing,and strengthening community governance.
