This study analyzes the spatial patterns and driving forces of housing prices in China using a 2,872-county dataset of housing prices in 2014.Multiple theoretical perspec-tives on housing demand,supply,and market,are ...This study analyzes the spatial patterns and driving forces of housing prices in China using a 2,872-county dataset of housing prices in 2014.Multiple theoretical perspec-tives on housing demand,supply,and market,are combined to establish a housing price model to explore the impact of land prices on housing prices.The relative impacts of land prices on housing prices at different administrative levels are then analyzed using the geo-graphical detector technique.Finally,the influencing mechanism of land prices on housing prices is discussed.The main conclusions are as follows.(1)Housing prices have a pyra-mid-ranked distribution in China,where higher housing prices are linked to smaller urban populations.(2)Land prices are the primary driver of housing prices,and their impacts on housing prices vary over different administrative levels.To be specific,the effect of land prices is the strongest in the urban districts of provincial capital cities.(3)The internal influ-ence mechanisms for land prices driving housing prices are:topographic factors,urban con-struction level,the agglomeration degree of high-quality public service resources,and the tertiary industrial development level.The urban land supply plan(supply policies)is the in-trinsic driver that determines land prices in cities;through supply and demand,cost,and market mechanisms,land prices then impact housing prices.展开更多
Modular unit systems provide an eco-friendly advanced construction method that improves productivity and reduces carbon emissions and construction waste. In these systems, the prefabrication ratio of the modules shoul...Modular unit systems provide an eco-friendly advanced construction method that improves productivity and reduces carbon emissions and construction waste. In these systems, the prefabrication ratio of the modules should be high in order to support these eco-friendly features. The purpose of this study was to verify the functionality and driving safety of fixing a modular unit with a high prefabrication ratio to a vehicle for transportation to the site using two novel adapter blocks specially developed for this purpose. When asked to evaluate their performance for this study, the truck drivers selected adaptor block type B as providing the highest convenience and functionality. In real-world driving experiments, maximum loads of 15 kN and 25 kN were measured on adapter block types A and B, respectively. Future improvements in the adapter blocks that take the safety ratio and the improved convenience of use into account are confidently expected to contribute to the eco-friendliness and the improved productivity of modular unit systems.展开更多
This paper studied the residents' level of satisfaction in public housing units in Shenyang of China which aimed to identify how each housing unit feature correlates with the residents' overall satisfaction and impl...This paper studied the residents' level of satisfaction in public housing units in Shenyang of China which aimed to identify how each housing unit feature correlates with the residents' overall satisfaction and implication on policy and design. The discussion is based on a questionnaire survey conducted in 2011. This research concluded that more residents were satisfied with the housing unit features than those who were dissatisfied, while some remarkable differences could be observed if comparative analysis between two different public housing types in China were studied. The affordable housing residents are generally more satisfied with housing unit features than those living in low-rent housing. The most dissatisfying feature is the living room, followed by unit size and the floor plan. Additionally, the living room and the floor plans were features which were highly and positively correlated to the residents' overall satisfaction of housing unit features. Consequently, improving the living room size and the design of housing unit floor plans would clearly be beneficial to alleviating residents' dissatisfaction to the housing units.展开更多
This paper reported on a research work conducted with the aims of investigating the regulatory position regarding the use of asbestos and also of assessing the evidence of the continuous use of asbestos cement product...This paper reported on a research work conducted with the aims of investigating the regulatory position regarding the use of asbestos and also of assessing the evidence of the continuous use of asbestos cement products in the construction industries in Ghana, using Sekondi-Takoradi as a case study area. This paper adopted both quantitative and qualitative research approach to seek information from, landlords, and manufacturers of asbestos cement products, parliament and other Government Agencies. Data was obtained through questionnaire, interview and field work survey. In all, a total of 20 questionnaires were distributed. The research emerged that about 1200 housing units roofed with asbestos cement roofing sheet were constructed by the state owned construction company between 1976 and 2000 in the Sekondi-Takoradi Metropolis (about 12,000 nationwide), a period when the risk of asbestos was known in Ghana. The study in the newly developing areas in the Sekondi-Takoradi Metropolis indicated that, out of every 100 housing unit being built, at least 40 of these were roofed with asbestos cement corrugated roofing sheet. It was also emerged from this research that there were no laws prohibiting the use, manufacturing or importation of asbestos products in Ghana. And this exposes maintenance workers in the building construction industries to the risk of asbestos related diseases. The research recommended that those who have asbestos materials present in their premises should take action to manage the risk so that no one will unknowingly disturb it and also provide information about the material to those who are likely to disturb it.展开更多
