摘要
为进一步落实居住建筑高质量发展要求,了解人民群众对健康、舒适、智慧的高质量居住建筑的需求,本研究通过线上问卷的形式广泛调研了民众对居住建筑高质量发展的主要需求以及对增量成本的预期。结果表明,总体而言民众对高质量居住建筑的需求与绿色建筑评价标准一致,但在小区监控系统、教育医疗等服务设施、建筑的采光与日照等需求方面需要在标准的基础上进一步强化。民众需求主要在年龄与学历层面出现差异,中老年人群更注重生活便利和健康安全相关因素,高学历人群对智能化系统的重视程度高于其他人群。90%的民众愿意为提升居住建筑性能和居住环境质量付出成本,其中高收入、高学历人群可接受的预期增量成本更高。对江苏地区而言,民众普遍认为居住建筑的高质量发展需具备全装修和供暖,且对全装修建筑中的供暖空调系统、新风系统、直饮水系统需求均较大。本研究的相关成果可为相近气候区和经济水平的城市在居住建筑高质量发展方向和建筑应该具备的主要性能提供参考依据。
In order to further implement the high-quality development requirements of residential buildings and understand the public demand for healthy,comfortable,and intelligent high-quality residential buildings,this paper studied the public demand for high-quality residential buildings and the expectation of incremental cost through online questionnaires.The survey results show that generally speaking,the public demand for high-quality residential buildings was consistent with the assessment standard of green building,but the demand for community monitoring systems,service facilities such as education and medical treatment,lighting and sunshine of buildings should be further met on the basis of the standard.Resident's demands show differences mainly out of the level of age and education.The middle-aged and elderly residents paid more attention to the factors of life convenience,health,and safety.The highly educated residents paid more attention to intelligent systems than other people.90% of residents were willing to pay the cost to improve the performance of buildings and the quality of the living environment,among which the expected incremental cost of high-income and highly educated people was higher.For Jiangsu province,there is a general consensus that the development of high-quality residential buildings should fulfill the requirements of fully furnished decoration and heating.The public demand for heating,air conditioning systems,fresh air supply systems,and direct drinking water systems of high-quality residential buildings was great.
