摘要
随着城市更新模式由增量发展转变为存量发展,大部分老旧小区也具有很高的商业价值,对老旧小区的改造可改善民生,促进城市经济的发展,同时也是未来城市更新的发展方向。老旧小区经历了几十年的发展与变革,形成了自身的特点,通常表现为居住设施老化、小区形象陈旧、基础服务设施不便利等。文章以沈阳市五爱小区为研究对象,通过实地调研发现其现存问题。并以居民的居住环境和实际需求为出发点,立足现状,在建筑风格、景观风貌、交通系统、设施功能等方面提出解决策略,为沈阳市老旧小区改造提供参考依据;在保证原有住区肌理的前提下,优化老旧小区的居住环境。
With the urban renewal model changing from incremental development to stock development,a large part of the old residential areas still have great commercial value,and its transformation can improve people’s livelihood and promote urban economic development,which is also the future development direction of urban renewal.After decades of development and reform,the old residential areas have formed their own features,which are usually characterized by aging residential facilities,old image of the residential area,and inconvenient basic service facilities.This paper takes Wuai Community in Shenyang city as the research object,and finds its existing problems through field investigation.Based on the living environment and actual demand of the residents,according to the current situation,the solution strategies are proposed from the aspects of the architecture style,landscape features,traffic system,facilities and other aspects so as to provide a reference for the transformation of old residential areas in Shenyang.It aims to optimize the living environment of the old residential areas while ensuring the texture of the original residential areas.
