摘要
为探究教育、收入与房价间的影响关系,基于VAR模型,以2002-2020年普通高等学校毕业生数、城镇居民人均可支配收入与商品房平均销售价格数据为样本对三者关系进行实证分析。研究发现:普通高等学校毕业生数每增长1%,商品房平均销售价格同方向增长0.84%;城镇居民人均可支配收入每增长1%,商品房平均销售价格同方向增长0.79%,两者之间都呈正相关关系;普通高等学校毕业生数对商品房平均销售价格贡献度最高值为2.98%,城镇居民人均可支配收入对商品房平均销售价格贡献度最高值为15.13%。针对房价稳健发展提出合理性建议。
In order to investigate the relationship between education,income and house price,an empirical analysis is conducted based on the VAR model with the data of the number of graduates from general higher education institutions.Per capita disposable income of urban residents and average sales price of commercial houses from 2002 to 2020 are taken as samples.The results show that the average selling price of commercial housing increases by 0.84%when the number of graduates increases by 1%.For every 1%increase in per capita disposable income,the average sales price of commercial houses increases by 0.79%in the same direction,both of them have a positive relationship.The highest contribution of the number of graduates from ordinary higher education institutions to the average sales price of commodity houses is 2.98%,and the highest contribution of urban residents’per capita disposable income to the average sales price of commodity houses is 15.13%.Finally,reasonable suggestions are made for the steady development of house prices.
