摘要
宅基地再利用模式受村庄特征和宅基地特征等因素综合影响。通过运用定量与定性相结合的研究方法,依托地理信息系统、兴趣点、天眼查等多源数据,按照“特征—模式—驱动力”的逻辑思路,对天津市蔡庄子和北二堡两个村的宅基地再利用进行系统分析,为宅基地再利用实践工作提供参考。结果表明:(1)蔡庄子服务完善度低、宅基地利用供需指数高、宅基地闲置率低,北二堡服务完善度高、宅基地利用供需指数低、宅基地闲置率高;(2)蔡庄子形成村集体主导的节约集约模式,北二堡形成产业引领的开发盘活模式;(3)宅基地供需关系和集体经济发展是形成节约集约模式的显著影响因素,资源禀赋和社会资本是形成开发盘活模式的显著影响因素。研究认为,村集体主导的节约集约模式与产业引领的开发盘活模式在特征、驱动力和适用范围等方面具有显著差异,模式选择需因地制宜。
The reuse mode of homestead is comprehensively affected by factors such as village characteristics and homestead characteristics. This paper makes a systematic analysis on the reuse of homestead in Caizhuangzi and Beierbao villages in Tianjin by using the combination of quantitative and qualitative research methods, relying on GIS, POI, Tianyan survey and other multi-source data, and according to the logical idea of "feature mode driving force", so as to provide reference for the practical work of homestead reuse. The results show that:(1) Caizhuangzi has low service perfection, high supply and demand index of homestead utilization, low homestead idle rate;Beierpu has high service perfection, low homestead utilization supply and demand index and high homestead idle rate;(2) Caizhuangzi has formed a resource-saving and intensive model of homestead led by the village collective,and Beierpu has formed an industry led model of homestead stock development and revitalization;(3) The supplydemand relationship of homestead and the development of collective economy are the significant factors for the formation of homestead resource conservation and intensive model, while resource endowment and social capital are the significant factors for the formation of homestead stock development and revitalization model. The research shows that there are significant differences in characteristics, driving force and scope of application between the homestead resource saving and intensive model and the homestead stock development and revitalization model, and the mode selection needs to be adjusted to local conditions.
