摘要
基于沈阳社会经济与房地产市场概况,分析房价与地价的形成、相关性及耦合协调机理。从项目层面,选取沈阳2019-2021年普通商品住房与土地的价格数据,构建Hedonic模型,定量研究房价与地价的耦合作用;结果显示,房价对地价的影响大于地价对房价的影响,且表现出时间上的滞后性和空间上的扩散性。定性研究促进房价、地价与社会经济的良性循环后,从地方政府角度,针对稳地价、稳房价、稳预期和稳经济,提出对策建议。
Based on the general situation of social economy and real estate market in Shenyang,this paper analyzes the formation,correlation and coupling coordination mechanism of housing price and land price.At the project level,this paper selects the price data of ordinary commercial housing and land in Shenyang from 2019to 2021,constructs the Hedonic model,and quantitatively studies the coupling effect of housing price and land price.The results show that the impact of housing price on land price is greater than that of land price on housing price,and it shows the lag in time and the spread in space.After qualitative research on promoting the benign cycle of housing price,land price and social economy,this paper puts forward suggestions from the perspective of local governments for stabilizing land price,housing price,expectation and economy.
