公园绿地对住宅价格的影响及其尺度差异规律 被引量:3

摘要 深入揭示公园绿地对住宅价格的作用规律,是高效配置人居环境设施的基础。文章整合中国房价行情平台、POI、公园绿地等多源数据,借助GWR模型,以南京为案例探究公园绿地对住宅价格的影响及其尺度差异规律,以期促进公园绿地的空间配置优化。结果表明:1)南京老城区、紫金山东南与河西新城中心区形成高房价“三核心”格局;2)住宅的公园绿地整体邻近水平由环古城墙、环紫金山—玄武湖及河西新城向周边递减;3)公园绿地邻近性对住宅价格的影响相比教育资源、中心区位等整体偏弱,由中心向外围递减,且呈现小型>微小型>中型>大型>超大型公园绿地的规律,除小型公园绿地外均为促进作用;4)公园绿地邻近性对住宅价格的影响具有显著尺度差异特征,在住宅价格较高的老城区及河西新城,公园绿地尺度越大,其对住宅价格的促进作用越明显。 Understanding the role and influence of park green spaces in housing price is the basis for efficient allocation of human settlements’environment facilities.This paper takes Nanjing as a case to understand the influence of park green spaces on housing price and its scale difference rule using GWR model and multi-source data on housing,POI and park green spaces,in order to promote the optimization of the spatial allocation of the park green space.The results show that:1)The“three-core”pattern of high housing price has been formed in the old city,southeast of Purple Mountain and the central area of Hexi New Town;2)The proximity of park green spaces to the residence decreases from the areas along the ancient city wall,Purple Mountain-Xuanwu Lake and Hexi New Town to the surrounding areas;3)The proximity to park green spaces has a weak influence on housing price compared with education resources and the distance to the city core,presenting a decrease from the center to the periphery and showing a tendency of small>micro small>medium>large>super large park green space,and all of them play a promoting role except for small park green space;and 4)In the old city,Hexi New City and other areas where the housing price is higher,the larger the size of park green spaces,the more obvious their promoting effect on housing price.
