摘要
为探究地铁线建设对沿线房地产价值的影响,本文以南京市S6号地铁线为案例,运用双重差分模型考察地铁线开工建设对房价和租金在短期、中期、长期的影响效应。研究发现:地铁线建设对沿线房价影响存在超前性,且超前性影响在地铁开工建设半年后充分释放。即S6地铁线开工建设,将导致沿线200-800米范围内的房价在开工后的半年到两年时间内上涨0.08%-0.1%;当地铁线仅处于开工建设而未运营阶段时,对租金则不会产生任何影响;租房和住房的功能及价格形成机制差异是导致租金和房价受地铁线建设不同影响的根本原因。基于上述结论,相关部门应科学收储轨道交通沿线土地,实现轨道交通建设外部效益内部化;坚持“房住不炒”的主调控基调,加强住房租赁市场建设,实现租买住房市场的良性互动。
Taking the S6 subway line in Nanjing as a case study,this paper examines the effect of subway line construction on housing prices and rents in the short,medium,and long-term using a double difference model,so as to explore the impact of subway construction on the real estate value along the line.The research found that there is an overrun of the impact of subway line construction on the house prices along the line,and the overrun is fully released six months after the subway construction starts.That is,the construction of the S6 subway line will lead to a0.08%to 0.1%increase in house prices within 200-800 meters of the line within six months to two years after construction begins.When a subway line is only under construction but not in operation,there is no impact on rent.The difference in the function and price formation mechanism of rental and housing is the fundamental reason why rents and house prices are affected differently by the construction of metro lines.Based on the above conclusions,relevant departments should scientifically acquire land along the rail transit lines,to achieve internalization of the external benefits of rail transit construction;adhere to the main tone of"housing is for living in,not for speculation",strengthen the construction of the housing rental market and realize a positive interaction between the rent-to-own housing market.
