摘要
为探讨城市土地利用与交通规划之间的关系,TOD应运而生,并成为城市规划的重要方向。本文将Cervero提出的“3D”规划原则和层次分析法(AHP)相结合,搭建TOD站点评估体系,并以南宁轨道交通1号线万象城站为例,遴选出具体的指标因子,量化评估TOD站点对其辐射区域的影响成效。研究表明,TOD站点以多维立体开发方式实现土地高效、集约化利用,取得“一地多用”的成效,并在一定程度上可优化周边公共交通环境,引导城市功能布局转变,带动城市经济发展。同时,本文针对分析结果所指出的问题,提出相应的改进建议,以期对此类站点进行TOD模式开发建设提供借鉴。
To explore the relationship between urban land use and transportation planning, TOD came into being and became an important direction of urban planning. This article combines the “3D” planning principle proposed by Cervero with the Analytic Hierarchy Process(AHP) to build a TOD site evaluation system, and takes Nanning Rail Transit Line 1 Wanxiangcheng Station as an example to select specific index factors and quantitatively evaluate TOD effect of the site on its radiation area. Research has shown that TOD sites use multi-dimensional and threedimensional development methods to achieve efficient and intensive use of land, achieving the effect of “multiple use in one place”, and to a certain extent can optimize the surrounding public transportation environment, guide the transformation of urban function layout, and drive urban economic development. At the same time, this article proposes corresponding improvement suggestions for the problems pointed out by the analysis results, in order to provide reference for the development and construction of TOD mode of such sites.
