摘要
建筑业新形势的快速发展推动了城镇化快速建设与发展,大面积棚户区住房面临着拆迁、改造与重建。装配式建筑由于环保、节能、工期短、节省人工等优势具备极大竞争优势,因此传统的建筑方式将逐步向工业化、标准化、信息化装配式建筑方向发展。从目前整体装配式现状来看,制约和影响装配式建筑发展的因素还有很多,成本高是制约装配式发展的主要因素。本文对传统现浇建筑与装配式建筑的成本组成和施工特点从不同施工阶段进行对比分析,分析现浇和装配式结构造价差异,并进一步分析研究了影响预制构件成本的主要因素,针对影响造价因素,从加强施工企业的现场管理,加强产业链各主体合作,完善计价体系,注重科技创新等方面制定有针对性的措施并提出解决的相关建议,为后续类似装配式住宅工程成本控制提供参考,具有重要的实践及操作建议。
The rapid development of the construction industry has promoted the rapid construction and development of urbanization,and large areas of shanty towns are facing demolition,reconstruction and reconstruction.Prefabricated buildings have great competitive advantages due to environmental protection,energy saving,short construction period,labor saving and other advantages.Therefore,traditional construction methods will gradually develop towards industrialization,standardization and information prefabricated buildings.From the current situation of the whole assembly,there are many factors that restrict and influence the development of the assembly building,and the high cost is the main factor that restricts the development of the assembly.In this paper,the traditional cast-in-situ construction and the cost composition and construction features of the prefabricated construction from different construction stages were analyzed,analysis of the cast-in-place and precast structure cost differences,and further analyzed the main factors that affect the cost of prefabricated,in view of the factors influencing the cost,from strengthening the field management of construction enterprises,strengthening the cooperation of the industrial chain each main body,improve the pricing system,pay attention to scientific and technological innovation,formulate targeted measures and put forward relevant suggestions to solve the problem,provide reference for the cost control of similar prefabricated housing projects in the future,with important practice and operation suggestions.
