房地产项目开发前期阶段的价值分析——以万境雅院项目为例

摘要 2021年下半年,高速发展的房地产行业脚步放缓,各大房企在房地产开发过程中表现异常谨慎。房地产行业管理理念正在发生转变。在顺势中,精细管控具有降本增效的作用;在逆势中,保证产品过硬、资金充足已经成为各大房地产企业的生存之道。房地产项目开发前期的动态价值分析显得尤为重要。本文以五矿地产华中区域公司万境雅院项目为例,阐述了房地产开发前期阶段价值分析环节的相关内容。笔者分析了可研阶段的一系列问题,通过在定位策划阶段、产品研发阶段的价值分析找到了清晰的操盘方向。 In the second half of 2021,the rapid development of the real estate industry slowed down,the major real estate enterprises were unusually cautious in the real estate development process.The management concept of the real estate industry is changing.In the favorable situation,fine control has the effect of reducing cost and increasing efficiency;in the adverse situation,ensuring excellent products and sufficient funds has become the survival way of major real estate enterprises.Dynamic value analysis in the process of real estate project development is particularly important.Taking Wanjing Yayuan project of Wukuang real estate company as an example,this paper expounds the related contents of value analysis in the early stage of real estate development,analyzes a series of problems in the research stage,and finds a clear direction through the value analysis in the positioning planning stage and product development stage.
