摘要
我国房屋租赁行业虽发展落后,但需求旺盛。租赁市场存在供给不足、住房品质差、市场可信度低、监管难度大等现象。我国专业性、规模化租赁企业少,存在成本高、资金压力大、回报率低、租赁金融风险大等问题。区块链具有公开透明、不易篡改、可追溯等特性,能够解决多方可信协同问题。区块链技术下的租房租赁平台,依靠其特性,能够重新构建市场信任,促进住房租赁市场健康发展,降低住房租赁企业融资难度。
Although the development of China’s housing leasing industry is backward, the demand of the market is strong. Insufficient supply, poor housing quality, low market credibility, and great difficulty in supervision are common phenomena in the rental market. There are few professional and large-scale leasing enterprises in China, which have some problems, such as high cost, high capital pressure, low rate of return, high leasing financial risk and so on. Blockchain is open and transparent, not easy to tamper with and traceable, which can solve the problem of multi-party trusted collaboration. Relying on its characteristics, the rental platform under blockchain technology can rebuild market trust, promote the healthy development of housing rental market and reduce the financing difficulty of housing rental enterprises.
