摘要
随着租购并举的住房保障体系日益完善,在中国新一轮的城市竞争之中,为了吸引人才,很多城市都出台了各种"人才房"政策。人才房的合理布局对增强人才吸引力意义重大,但南京市开展的集体建设用地建租赁房试点,由于选址位置偏远尚未实质性启动。因此,本研究以南京市江宁区为例,爬取POI数据和交通路网数据,基于GIS平台研究人才房的公共服务设施供给情况,以问卷调查数据为辅,探讨人才对于公共服务设施的需求偏好,并且进行公共服务设施供需的适配性分析,最后提出改进建议,以期能够进一步推进江宁区人才房的供需平衡。
With the improvement of the housing security system,in order to attract talents in the new round of urban competition in China,many cities have introduced various"talent housing"policies.The rational layout of talent housing is of great significance to enhance the attraction of talent.However,the pilot project of building rental housing on collective construction land in Nanjing has not been started due to its remote location.Therefore,this paper takes Jiangning District in Nanjing as an example,studies the supply of public service facilities of talent housing based on GIS platform,and discusses the demand preference of talents for public service facilities with questionnaire survey data as a supplement.This paper analyzes the match between supply and demand of public service facilities,and finally puts forward suggestions for improvement in order to further promote the balance between supply and demand of talent housing in Jiangning District.
