摘要
住房支付能力是发展住宅租赁市场,解决住房问题的关键。以中等收入群体为研究对象,使用厦门市2009—2018年的城镇居民收入、支出数据,测算租金收入比。研究发现:2009—2018年,厦门市租金收入比总体呈现上升趋势,城镇居民住房租金支付能力下降,住房支付困难程度从轻度向中度发展。因此,政府需从提高居民收入、完善租房金融服务、增加租赁住房资源,优化住房租赁市场供给等方面入手提高居民住房支付能力。
Housing aff ordability is the key to developing the rental housing market and solving housing problems.This paper takes the middle-income group in Xiamen as the research object,and measures their rent-income ratio by using their income and expenditure data from 2009 to 2018.The fi ndings show that there is an overall upward trend in rent-income ratio,and a decline in urban residents’housing aff ordability with payment difficulty falling to the moderate from the mild.It is suggested that the government should improve urban residents’housing affordability from the following aspects:increasing residents’income,perfecting rental fi nancial services,increasing rental housing resources,and optimizing rental housing market supply.
