摘要
分类指导与多层治理是完善住房保障体系和住房市场体系的关键措施,研究不同群体差异化的空间需求为新时期社会空间高质量均衡发展提供科学依据。以杭州市为例,基于统计年鉴、经济普查数据以及问卷调查数据,采用职住平衡度、自足度等指标以及回归分析的方法,研究杭州市不同住房类型居民职住行为的空间特征与影响因素。研究表明:城市不同住房类型的供给与职住空间基本匹配,但仍存在结构性失衡;杭州市不同住房类型居民职住特征的影响因素存在较大差异,公共租赁住房、城市新区商品房、经济适用房居民主要受通勤工具影响,拆迁安置房居民受交通补贴影响更大,城市郊区商品房、市中心商品房居民的职住格局特征主要受换乘次数影响。
Classified guidance and multi-layer governance are the key measures to improve the housing security system and the housing market system.The research on the space demand of different groups provides scientific basis for the balanced development of social space with high quality in the new period.Taking Hangzhou as an example,based on the statistical yearbook,Economic Census Data and questionnaire survey data,the spatial characteristics and influencing factors of job-housing behavior of residents in different housing types in Hangzhou were studied by using the indexes of job-housing balance,self-sufficiency and regression analysis.The study shows that the supply of different housing types is basically matched with the occupation space,but there is still a structural imbalance.There are great differences in the factors influencing the occupation characteristics of residents of different housing types in Hangzhou.The residents of public rental housing,commercial housing and affordable housing in the new urban area are mainly affected by commuting tools,the residents living in resettlement houses are more affected by the transportation subsidy,while the residents living in commercial houses in suburb and center are mainly affected by the transfer times.
