城市更新的拆赔比测算研究——以深圳为例

摘要 拆赔比测算是城市更新中的热点问题之一,文章从定量研究的角度出发,在梳理城市更新各参与主体利益关系的基础上,构建城市更新收益分配模型,并通过引入已纳入城市更新计划项目的实际数据进行量化分析。结果显示:就已有的研究样本而言,拆赔比平均值为1赔1.15,标准差为0.15。 The calculation of compensation ratio is one of the hot issues in urban renewal.From the perspective of quantitative research,this paper constructs the income distribution model of urban renewal which on the basis of sorting out the interest relationship of each participant among urban renewal.Then actual data of urban renewal projects which have been incorporated in the plan was introduced into the model for quantitative analysis.The results show that:for the existing research samples,the average ratio of indemnity is1.15 and the standard deviation is 0.15.
