摘要
综合设施管理作为一种新兴外包模式,业主方的BIM应用行为深刻影响项目绩效。为提升综合设施管理组织业务实践种BIM应用水平,引入声誉效应,建立BIM情境下综合设施管理组织声誉机制和显性机制相结合的委托代理模型。与未引入声誉效应进行对比,并经数值算例验证,得出以下结论:①考虑声誉效应后,综合设施管理组织BIM应用努力水平、甲方企业单期收益和对综合设施管理组织的激励系数都有所提高,甲方企业给予综合设施管理组织的固定报酬下降。②甲方企业与综合设施管理服务供应商建立长期稳定的合作关系,能进一步提升综合设施管理组织提高BIM系统运营水平。此外,针对甲方企业如何对综合设施管理组织BIM应用行为进行激励提出了相应建议。
Integrated facility management is an emerging outsourcing mode,and the BIM application behavior of the owner has a profound impact on the project performance.In order to improve the adoption rates and application level of BIM in facility management,reputation effect is introduced,and a principal agent model combining reputation mechanism and explicit mechanism is established in BIM context.Through principal-agent model with considering the effect of reputation,and it has been verified by a numerical example,the following conclusions:①after considering the reputation effect,comprehensive facilities management organization of the BIM system work level,party a single period of earnings,and on the integrated facility management organization incentive coefficient is improved,party a offer integrated facilities management organization of fixed compensation.②Party A shall establish a long-term and stable cooperative relationship with the comprehensive facility management service provider,which can further enhance the comprehensive facility management organization and improve the BIM system operation level.In addition,the paper puts forward corresponding suggestions on how to motivate BIM application behavior of comprehensive facility management organization of Party A.
