摘要
论文基于Granger因果检验对货币政策在西安市房地产市场的数量型和价格型效应进行检验,为房地产市场的分类调控提供数据支持,并提出政策性建议。研究发现,法定存款准备金率变化是西安市房地产价格指数变动的格兰杰原因,而这一研究结论对货币供给量和5年以上的长期贷款利率则不成立。研究表明,货币政策对区域房地产市场的影响在政策手段上存在异质性,针对细分市场的分类调控政策制定具有必要性。
Based on Granger causality test,this paper tests the quantitative and price effects of monetary policy in the real estate market of Xi'an City,provides data support for classified regulation of the real estate market,and puts forward policy suggestions.It is found that the change of statutory reserve ratio is the Granger reason for the change of Xi'an real estate price index,but this conclusion does not hold true for money supply and long-term loan interest rate of more than five years.The research shows that the influence of monetary policy on regional real estate market is heterogeneous in terms of policy means,and it is necessary to make classified regulation policies for market segments.
