摘要
香港是一个典型的高密度发展城市,为了应对人口增长和宜建设土地稀缺的压力,香港从20世纪后期开始在郊区规划建设新市镇,住宅建设也不断向着高密度超高层发展。文章以香港最早也是规模最大的新市镇荃湾地区为研究范围,考察了不同时期建设的4个大型私人屋苑,着重分析屋苑的设计理念、开发模式、功能构成以及与城市开放空间网络的结合等问题。探讨香港大型私人屋苑这种典型高密度城市住宅的特点与发展趋势,为高密度住宅建设发展提供经验与启示。
Hong Kong is a typical high-density development city.In order to cope with the population growth and the pressure of scarce land for construction,Hong Kong began to build new towns in the suburbs from the late 20th century,and residential construction has continued to develop toward high-density and high-rise.Taking Hong Kong's earliest and largest new town,the Tsuen Wan area,as a research scope,this article investigates four large private housing estates built in different periods,focuses on the issues such as design concept,development model,functional composition of the housing estate and the integration with the urban open space network.It also explores the characteristics and development trends of large private housing estates of Hong Kong,which is a typical high-density urban residence,to provide experience and inspiration for the development of high-density residential buildings.
