摘要
基于DEA模型以及Malmquist指数,利用福建省2014-2017年九个地级市的面板数据,从纵向比较和横向比较发现,福建省房地产业整体投资效率水平较好,近几年呈上升趋势,但仍有改进空间。不同地市房地产业之间的全要素生产率存在较大差异,地区发展效率水平不均衡。从政府层面,应当对不同地区进行差异化政策引导,加大对房地产开发企业和中介机构的监管力度;从企业层面,应注重企业规模效应和资源利用效率,加强技术引进创新和精细化人才培养。
Based on the DEA model and the Malmquist index,the panel data of nine prefecture-level cities in Fujian Province from 2014 to 2017 were studied and analyzed through time longitudinal comparison and cross-regional comparison.The results show that the overall efficiency of investment efficiency in the real estate industry in Fujian Province is good,and it has shown an upward trend in recent years,but there is still room for improvement;there is a big difference in the total factor productivity between different cities and regions,and the regional development efficiency is not balanced.The government should give differentiated policy guidance to different regions and strengthen the supervision of real estate development enterprises and intermediary institutions;meanwhile,enterprises should pay attention to the scale effect and resource utilization efficiency,innovate the technology introduction and refine the talent training.
