摘要
构建新型普通住宅房价指数对于指导房地产市场健康平稳发展具有重要意义。本文分析了我国新建普通住宅房价指数编制方法的现状及其存在的问题,利用房价指数将房价进行贴现,建立房价贴现的半线性模型,并基于上下楼集合概念,建立了我国新建普通住宅房价指数编制的贴现匹配模型。设计了数量指标以评价不同编制方法的优劣。为避免每次计算新周期的房价指数时需要更新已经估计出的房价指数,提出了链式加权的匹配模型。本文方法不仅为我国新建普通住宅房价指数编制提供了完整方案,而且为我国二手房与新建房市场合并编制房价指数给出了框架。
Building a new type of ordinary housing price index is of great significance for guiding the healthy and stable development of the real estate market. This paper analyzes the current situation and existing problems of the compilation method of new ordinary residential housing price index in China. A semi-linear model of the house price is constructed by the discount price using the price index. Based on the concept of the set of upright adjacent floors, a discount matching model for the construction of the new ordinary house price index in China is established. A quantitative indicator is designed to evaluate the pros and cons of different methods of preparation. In order to avoid updating the estimated house price index each time the price index of the new cycle is calculated, a chain-weighted matching model is proposed. This paper not only provides a complete solution for the compilation of new ordinary residential housing price index in China, but also supplies a framework for the compilation of merged second-hand housing and new housing market in China.
