摘要
住房制度的改革提高了住房质量,房地产业有了新的发展。住房支付能力是由家庭的有限收入和住房成本来平衡的。根据目前住房支付能力的现状,可以根据实际情况合理测算不同地区的住房支付能力。本文通过利用房价收入比指标分析了2009—2016年宁波市居民家庭住房支付能力,并用SPSS分析对支付能力指数与房地产市场供销关系进行了探索。本文试图通过房价收入指数来分析居民住房支付的能力和房地产市场的供求情况。
The reform of the housing system has improved the quality of housing, and the real estate industry has made new developments. Housing affordability is balanced by the family’s limited income and housing costs. According to the current status of housing payment capacity, it is possible to reasonably calculate the housing payment capacity in different regions according to actual conditions. This paper analyzes the housing payment ability of Ningbo residents in 2009-2016 by using the ratio of house price to income ratio,and explores the relationship between the ability index and the supply and marketing of the real estate market by SPSS analysis. Try the house price income index to analyze the ability of residential housing payment and the supply and demand of the real estate market.
