九江市中心城区居住功能区土地集约利用研究

摘要 计算九江市中心城区居住功能区土地集约度分值,在此基础上运用Geoda、Arcgis空间数据分析方法分析九江市中心城区居住功能区土地集约利用程度的空间分布特点和采用Spass软件进一步分析三大类土地集约利用区土地集约利用影响因素。结果显示:1)九江市中心城区居住用地土地集约利用状况较好,集约利用区面积占居住功能区比为40.06%,中度利用区面积占居住功能区比为40.48%,低度利用区面积占居住功能区比为19.46%;2)居住功能区集约度呈现从中心向四周递减的空间分布特征;3)居住功能区集约度空间自相关明显呈正相关,表现为一定程度的空间集聚特征;4)中度利用区和低度利用容积率和建筑密度对土地集约利用影响较大,集约利用区人口密度和基础设施完备度对土地集约利用影响较大。 Calculate the land intensiveness score of the residential functional area in downtown Jiujiang City. On this basis, use Geoda and Arcgis spatial data analysis methods to analyze the spatial distribution characteristics of land intensive use degree in the residential area of Jiujiang city center and further analyze Influencing factors of land intensive use in the three majors land-intensive areas by using the Spass software. The results show that: 1) The intensive use of land for residential land in the downtown area of Jiujiang is better, the area of intensive use area accounts for 40.06 % of the residential functional area, and the area of moderate use area accounts for 40.48% of the residential functional area. The area of the area accounts for 19.46% of the residential functional area;2) The intensive degree of the residential functional area presents the spatial distribution characteristics decreasing from the center to the periphery;3) The intensive spatial degree of the residential functional area is obvious, and it is positively correlated, showing a certain degree of spatial agglomeration;4)Moderate utilization area and low utilization volume ratio and building density have great influence on land intensive use, and population density and infrastructure completeness of intensive use area have great influence on land intensive use.
