摘要
发展老年地产项目符合当前的实际需求,开发商要获得较高的社会收益和投资效益,必须严格对成本进行合理控制,因此,老年住宅的成本管理绩效评价分析就成为老年住宅项目盈利的重要环节。以浙江省某一老年住宅为例,分析存量房的特点以及相关数据的搜集、辨识,得出影响老年住宅项目成本管理的因素,通过比较确定出基于层次分析法的指标体系选取,建立老年住宅项目成本管理绩效评价模糊综合评价模型。
The development of the elderly real estate projects in line with the current actual demand,developers should get higher social benefits and investment benefit,must strictly carry out reasonable control of cost,therefore,analysis and evaluation of cost management performance has become an important part of the old residential elderly residential project profitability.This paper takes Zhejiang province for a senior housing as an example,the collection,identification and analysis of characteristics of the stock of housing related data,the factors that affect the elderly residential project cost management,by comparing the determined selection index system based on AHP,the establishment of elderly residential project cost management performance evaluation fuzzy comprehensive evaluation model.
