摘要
长株潭现有房地产开发模式存在生态环境破坏严重,规划考虑不周,装修污染严重以及商业地产供给过剩等问题。在两型社会建设的大背景下,政府应该贯彻"两型"规划设计理念与环保生态建筑观,积极推动住宅产业化,加大财税支持,完善绿色建筑相关的法律法规和激励政策,适度推进商改住,推动闲置商业地产紧密对接新业态等政策措施促使房地产业实现资源配置优化和结构调整的转型升级发展。
The present real estate development mode of Changzhutan exists such problems as:a severedamage the ecological environment,inconsiderate planning,decoration pollution and excessive supply of commercial real estate and other issues.Under the background of construction a two oriented society,the government should implement the new design philosophy as well as the environmental and ecological building concept,and actively promote the housing industry with fiscal support and implement related laws and regulations and incentive policies of the green buildings.The government should alse the commercial real estate for residence,promote the idle commercial real estate closely for new commercial formats,so as to realize the real estate optimization and structural adjustment which can achieve transformation and upgrading and resource allocation.
