完善农地流转价格评估体系的思考——基于不动产统一登记数据的支撑 被引量:1

摘要 我国的农村土地流转市场才刚刚起步,尚未形成成熟的农村土地价格评估体系。不动产登记可以在一定程度上解决土地数据支撑不足的问题,通过整合以前各部门分散的登记数据,完善农村土地产权权属认证体系,形成统一的、系统化的数据库。通过不动产数据和大数据的结合,采用人工神经网络进行数据挖掘,根据现状的土地流转方式与价格,建立地块流转价格测算方程,可以合理评估农地的资产价值,完善农村土地交易价格评估体系。 China's rural land circulation market has just started,and a mature rural land price evaluation system has not been formedyet.Unified immovable property registration can solve the problem of lack of land data support to a certain extent.Through theintegration of previous departments'scattered registration data,improve the ownership certification system of rural land propertyright,and build a unified and systematic database.Through the combination of immovable property data and big data,artificial neuralnetwork is used to carry out data mining.According to the present mode and price of land circulation,the calculation equation of landcirculation price can be established to evaluate the asset value of farmland reasonably,and the price evaluation system of rural landtransaction can be improved as well.
