基于引力模型的商业用地集约利用潜力开发

摘要 基于牛顿力学引力模型构建城区商业片区经济联系强度模型。将商业用地中经济联系密切的集约利用片区与低度利用片区进行关联,借助集约利用商业片区对低度利用商业片区的经济牵引作用,辅以交通优化策略,增大关联片区间的经济联系强度;实现了对低度利用商业片区集约利用潜力的充分挖掘,同时缓解了集约利用商业片区交通与人口承载压力。该开发模式为城市建设用地集约利用潜力挖掘提供了新思路,有利于解决当前城市建设用地供需矛盾。 We built an urban commercial lands' economical relation intensity model based on the Newton's gravity model to match those intensive utilization and inefficient utilization commercial lands which were highly economically linked. By means of the traction from intensive utilization commercial lands to inefficient utilization commercial lands and assisted by the traffic optimization strategy, we increased the commercial lands' economical relation intensity. And we realized the fully excavation of the intensive utilization potentiality of the inefficient utilization lands and relieved the pressure of the intensive utilization commercial lands' traffic and population. This development mode can relieve the supply-demand contradiction of urban construction lands efficiently, and provide the new idea and technical support for the research of urban construction lands' intensive utilization.
