Rooted in the force majeure system and variation situation of the principles of good faith,the specific application is important to arbitration and trial practice.In the contract for the sale of housing disputes processed,the distinction of these systems and the commercial risk is also need to discuss.The single case should be based on the actual impact to determine their effectiveness and the need to carefully apply the principle of variation situation.
