摘要
房价问题一直是全社会的热点,与个人、家庭、单位乃至国家都息息相关。笔者针对昆明住房价格问题进行分析,从而找出影响昆明市房屋售价的主要因素。通过多元线性回归分析,将昆明市商品住房均价设置为因变量,把住房销售面积、人均可支配收入等6个因素作为自变量,建立数学模型,最终分析得出只包含地区生产总值和房屋销售面积这两个指标的数学最优模型。最后,参考最优的模型,提出相关建议。
Housing prices have always been a hot topic in the whole society. It is closely related to individuals, families, companies and even countries. On the basis of analysis of housing price of Kunming, the author finds out the main factors which affect it is housing price. Through multivariate linear regression analysis,, a mathematical model in which the average price of commodity housing in Kunming is set as a dependent variable and 6 factors such as housing sales area and per capital disposable income are taken as independent variables is set up. Finally, the optimal mathematical model, which includes only two indexes--local GDP and housing sales area, is obtained. At last, on the basis of optimal model, the paper proposes related suggestion about housing prices.
