摘要
本文首先,基于金融机构风险防范视角,以西安市"以房养老风险评价调查"数据为依托,将金融机构开展以房养老业务所面临的寿命风险、房价风险、系统风险、交易风险进行量化,构建其物元模型;然后,运用可拓评价方法将待评物元的特征值进行关联函数计算;最终,确定各风险因素所属的等级范围。研究结果表明:可拓评价模型在以房养老风险评价中的适用性较好,为金融机构开展以房养老风险的定性与定量综合评价提供了一种新方法。
Firstly, From the perspective of financial institution's risk prevention, this paper uses Xi'an City's "Investigation and Evaluation of Housing Pension Risk" data as a basis to quantify the life risk, housing price risk, system risk,and transaction risk faced by financial institutions in conducting house-for-pension business.Then, we build a matter-element model and uses the extension evaluation method to calculate the eigenvalue of the evaluated matter element with correlation function.Finally,it determines the level range of all risk factors.The research results show that the extension evaluation model has good applicability in the evaluation risk of House-for-Pension, and provides a new method for financial institutions to carry out the qualitative and quantitative comprehensive evaluation of housing pension risk.
