摘要
历史街区是城市重要的遗产资源,是城市旅游、文化以及商业开发活的源泉。实证研究表明,审美价值与历史文化价值是城市历史街区的核心价值,外来旅游、学习与就业者最为关注审美体验,商业投资者更关心经济体验,本地居民关注环境体验与娱乐休闲体验,而城市管理者则看重形象体验价值。天津"五大道"历史街区应根据不同目标顾客群的价值认知偏好与体验需求差异进行价值定位并实施精准开发策略。
Historical and cultural blocks is an important heritage resource in city , it is the source of city tourism, culture and commercial value development activities. The research shown that aesthetic value as well as historical and cultural value are the core value of historical blocks, but foreign tourists, students and employers, they mostly pay attention to the aesthetic experience, commercial investors concern about economic experience, local citizen pay close attention to environmental experi-ence as well as leisure experience, the city managers pay more attention to image experience. Therefore, the operators of historical blocks need to implement integrated marketing and precision development strategy according to the different experi-ence demand of target customer groups.
