摘要
水利水电工程行业规范规定移民房屋按照典型房屋还原设计的重置价来补偿。水利水电工程征收房屋大多数为偏远的农房,虽然在区域上表现出一定的建造共性,但大多没有专门的设计图纸和造价资料,合理选择典型房屋样本是确定移民房屋补偿单价的基础工作。通过对已有经验进行总结,从实物指标调查、地域特点分析、房屋面积、征收区域等方面,探索提出了移民房屋典型样本的选择方法,有利于提高移民房屋补偿单价分析的科学性和合理性,并为其他水利水电工程征地移民概算提供参考作用。
The specification in hydropower industry requires to compensate the resettler＇s house by the replacement price that is calculated by converting it to a typical sample house. Though the expropriated houses mostly distributed in remote villages share certain common features,most of them do not have design drawings or cost information,thus selecting a typical house sample is a foundation work for determining the compensating amount. By summarizing past experiences,and considering the factors such as physical index investigation,geographical characteristics analysis,floor space and expropriated area,selection method of typical house sample is put forward,which is beneficial for improving the scientificity and reasonability in the analysis of resettlement compensation.
