摘要
封闭住宅小区拆墙开放后,将对居民的生活以及小区环境产生影响进而影响居民的生活质量.通过建立一个包括空间效用、服务效用和区位效用的数学模型,利用微分方程和泰勒展开式对小区住房的消费者效用的波动进行分析,认为封闭小区拆墙开放后消费者效用的变动将受消费者偏好、各效用的边际贡献等多重因素的影响,综合影响存在多种情况.并基于效用水平不变,提出了针对不同封闭小区的需求,以提升公共服务水平为核心的利益补偿机制和分类推进、示范工程引导等政策建议.
The opening of gated communities produces much influence on the quality of the residents life because of the changes of communities and the residential environments.The paper set up a mathematic model of space utility,service utility and location utility to analyze the fluctuation of consumer utility with differential equations and Taylor expansions tools.The paper found that the combined influence comes from the interaction of multi-factor such as consumer＇s preference and contribution margin of each utility.The paper proposes that the public sector should focus on the benefit compensation to increase the supply of public facilities to offset the adverse effects.Classification encouragement and demonstration project guidance are the policy suggestions.
