摘要
本文从当前我国城市更新进程中“土地再开发评估”的缺失问题入手，以河南省洛宁县中心城区为研究对象，以控制性详细规划为载体，以构建适用于整个城市建成区或大型片区的土地再开发要素评估方法体系为核心，为城市再开发区域选择更具适宜性的城市更新类型，并提出不同更新类型下的城市更新策略。
Starting with the problem of land redevelopment assessment and taking the urban center of Luoning County in Henan Province as the research object, the article takes regulatory detailed planning as the carrier, the factor evaluation method system of land development for built-up urban areas or large-scale areas as the core, and puts forward the urban renewal strategy under different update types in order to select a more suitable urban renewal type for the urban redevelopment area.
