房地产项目选址合理性研究——以宁夏惠农区“黄金水岸”为例

摘要 为增强房地产项目决策的科学性与准确性,降低投资开发的风险,针对房地产选址进行理论及方法的研究。以宁夏惠农区"黄金水岸"楼盘项目为例,参照学者对房地产项目选址的已有成果,运用层次分析法与模糊数学模型等数学方法,通过调查问卷、实地走访等形式,对惠农区"黄金水岸"选址的合理性进行调查与评估。结果表明,该地区房地产选址的等级为"良",从而为政府、企业相关部门的投资决策提供参考依据。 In order to strengthen the scientific and accuracy of real estate project decision-making, a theoretical approach is studied to reduce the risk of investment and development. Take the "gold waterfront" Huinong district of Ningxia as an example, based on the former achievements on the location of the real estate project, the rationality is valued using AHP and fuzzy mathematical model and mathematical method with questionnaire and interview. The results show that the area of real estate site selection is slightly better, so the government and the apartments can make concise decisions according to the survey.
