摘要
城市轨道交通的建设与运营会产生显著的经济外部效益,轨道交通站点的异质性导致不同类型的城市轨道交通站点对其周边的住宅小区带来不同程度的增值效应。在考虑轨道交通站点异质性特征的基础上,基于特征价格模型,构建了包含站点异质性因素的特征价格计量模型,以北京市轨道交通四号线-大兴线为例,实证分析了轨道交通站点的异质性对周边住宅价格的影响。研究结果表明:具备异质性特征的不同类型站点对房价的影响存在显著差异;房价与站点的等级性呈正相关,与站点协同性呈负相关;地理区位、邻里环境、建筑结构对房价影响显著。
The construction and operation of urban railway transit will produce significant external economic profit, the heterogeneity of railway transit station led to that different urban railway transit stations bring different degree appreciation effects to nearby residence community. Based on considering the heterogeneity characteristic of railway transit station, this article establishes the feature price measure model involved station heterogeneity factor based on characteristic price model, by taking Line 4 of Beijing railway traffic-Daxing Line as example, this article takes an empirical analysis of the impact of the heterogeneity of railway transit station on nearby housing price. The result shows: different types of station with heterogeneity characteristic have significant differences in housing price, the price has a positive correlation with the stage of station and the negative correlation with the station cooperativity, and the location, environment and construction structure have significant impact on housing price.
