摘要
供求状况、相对区位、交通便利性等区位因素以及土地与住房制度、城市土地规划等行政因素是影响城市房地产价格的主要因素。2000年以来,我国城市轨道交通建设进入快速发展期,数十个城市相继建设或开通了轨道交通线,轨道交通对城市房地产价格的影响越来越大。通过分析城市轨道交通对房地产价格的影响机理,提出了相关对策建议。
Location factor of the demand and supply situation, relative location, traffic convenience, land and household system, urban land plan are the main impact factors on the urban real estate price. Since 2000, the construction of China 's urban rail transit has entered the rapid development period, dozens of cities construct or open rail transit lines, and the rail transit has larger impact on urban real estate price. From analyzing the impact mechanism of urban rail transit on real estate price, this article puts forward relevant countermeasure.
