摘要
城市轨道交通能显著影响站点和线路周边土地密度和价格,但这种影响存在时空范围和类型差异。基于此,定性分析深圳地铁一期工程罗宝线和龙华线主要站点周边用地类型、规模和开发密度的变化,然后利用深圳市地块交易数据,采用空间分析和回归模型探讨轨道交通对土地价格和容积率的时空间效应。研究发现:1在轨道交通与地价/容积率的时空关系上,距站点越近其用地密度和价格普遍更高,远离地铁站点,地价下降幅度增加。2土地价格与距站点距离具有显著的负相关关系,即距站点每增加1km,地价下降幅度约为5%~10%。在时间上,随着地铁运营的成熟,更显著提升站点周边的土地价格。3轨道交通对不同类型用地的影响存在差异,在地铁施工期间,对居住用地的负面效应高于商业用地,地铁开通运营和线路完善后,对商业的正向刺激效应高于居住用地。
Current literatures still remain controversies on the significant spillover effects of rail transit on land-use density and land values. In oder to understand the multivariate effects, this paper attempts to reveal the temporal-spatial effects of rail transit on land density and values by using Shenzhen Metro as a case. It first analyzes the change of land- use pattern, scale and density of Luobao Line and Longhua Line from 1999 to 2010. Then, it collects Shenzhen' s lot transaction data from 1989 to 2013 and Point of Interest (POI) to re-examine the temporal and spatial effects of rail transit on land-use and land values by using GIS and regression model. It concludes that (1) the rail transit could generate spillover effects on land density and land values, but the effects would be more positive and significant where land show less distances to rail station; (2) a negative correlation exists between land price and distance to rail station, and land prices drop 5%-10% for a plot farther to rail station by one kilometer. Meanwhile, the linkage between land price and transit proximity is negative when the rail system was under construction, and then this linkage presents significantly positive after the operation of Shenzhen Metro; (3) Shenzhen Metro shows more significant and positive effects on land for residential use than that for commercial use. These findings can provide implications for understanding the importance of rail transit and for making relevant planning and policy strategies.
