摘要
运用实证研究方法,按价格的高、中、低档分为三个区域,探讨影响武汉商品房价格因素.实证结果显示,在高房价区域,物业费和小区环线位置对房价影响显著,在中间房价区域,容积率、物业费、交通和小区环线位置对价格影响显著,而在低价格区域,物业费、交通和学校对价格影响显著.
Based on the empirical analysis, it finds that in high housing price areas of Wuhan, the location of the residential area and property costs influence the housing price remarkably; in middle housing areas, plot ratio,property fee, communication and the location of the area; in the low housing areas, property costs, communication and the schools.
