摘要 利用探索性空间数据(ESDA)分析方法并结合GIS、Geo Da软件分析,以区县为空间尺度,分析了2003-2013年间成都19个区县的房地产投资变化率空间格局特征、变化以及空间关联性.研究结果表明:研究期内,房地产投资变化率总体上呈下降趋势,其中2005-2007年间达到最高峰0.985,2007-2009年降至谷底0.057 5;房地产投资变化率整体上呈空间负相关,相关系数较小,集聚程度较低,空间异质性较强;从散点图和LISA聚类图看出,19个区县房地产投资变化率显著性区域很少,主要落入LL和HH象限,其中主要是呈低值与低值的集聚,主要分布在成都市中心区域(锦江区和青羊区)、成都市东部区域. With ESDA( Exploratory Spatial Data Analysis) method,GIS and Geo Da,this paper analyzes the space-time pattern change of the rate of real estate investment from 1978 to 2013,revealing the characteristics,changes and spatial connection of 19 districts and counties of Chengdu. The results showed that: the rate of real estate investment showed downward trend in the overall study period,which reached the peak of 0. 985 in 2007-2009,and down to the bottom of 0. 0575 in 2005-2007; The real estate investment in the spatial association of the space was negative correlation,whereas the correlation coefficient was small and the degree of spatial clustering was low,indicating the strong spatial heterogeneity; Moran scatter plot and the LISA gathering diagram mostly located in LL and HH quadrant,which were the cluster of the low value to the low value,mainly distributing in center area of Chengdu city( Jinjiang District,Qingyang District),and Eastern region of Chengdu.
