摘要
探析房地产行业融资优序问题、分析其资本结构,对优化房产融资渠道,控制融资风险、降低融资成本、优化资源配置及房产公司的可持续发展均有着重要意义。本文通过对2007~2011年我国房地产上市公司融资结构数据的分析,探明了我国房地产业当前的融资模式,提出优化我国房地产行业融资结构的建设性意见。
Study on Chinese real estate industry's pecking order and their capital structure, will be not only benefit to optimizing their financing channels, controlling financing risk, reducing their finance cost, optimizing the financial resource allocation, but also be propitious for the real estate companies to keep sustainable development. Based on analysis on the financing structure data of Chinese listed real estate enterprises among the years of 2007~2011, the paper describes the current financing model of Chinese real estate, and proposes constructive suggestions on how to optimize Chinese real estate financing structure.
